Buy right, from day one

Compliance, EPC upgrades, licensing and new regulations all add cost to every property you own. The way to absorb them is to plan for them before you buy. Buy with equity already built in, and you have a cushion for whatever comes next.

We only buy one way: below market value

At Future Landlord we believe in one way of buying property. Every property we source is 20 to 30% below the sold comparables in that market at that moment in time.

Sold comparables are what similar properties nearby have actually sold for recently, not asking prices. Buying 20 to 30% below them means you own equity from the day you complete.

Example

Sold comparables£200,000
Bought at 25% below£150,000
Equity from day one£50,000

Why buying right matters more than ever

Compliance is part of life as a landlord, and providing good homes means meeting every standard. Those standards come with costs, and they need to be in your numbers before you buy, not discovered afterwards.

Buying with equity already built in safeguards you against future bills, rule changes and the unexpected.

How to find these properties

Deals like these rarely reach the property portals. Finding them takes strong relationships with estate agents and property professionals, or someone who finds and sources them for you.

That's what we do. We specialise in sourcing below market value property nationwide, so you start on the right footing.

Many of the properties we find are already tenanted, so they're cash flowing from day one.

How it works: keep as little of your money in the deal as possible

The ideal structure for a below market value purchase. Buy quickly, refinance straight away, and leave as little of your own cash in as you can, ready for the next one.

  1. 1

    Buy with a bridge

A short-term bridging loan of 75% up to 90% of the purchase price, arranged through specialist brokers, lets you complete quickly.

  2. 2

    Refinance the next day

Move onto a next-day buy-to-let mortgage, which lends on today's market value with no six-month wait.

  3. 3

Release your cash, lock in equity

The mortgage repays the bridge and releases your cash. Because you bought below market value, the difference stays in the property as equity.

  4. 4

    Rinse and repeat

With as little of your own cash left in the deal as possible, you're ready to buy again.

Then repeat with your next purchase, building your portfolio one well-bought property at a time.

Bridging and mortgage lending is subject to status and the lender's own valuation, which may be lower than expected, and every purchase has costs such as stamp duty, legal fees and lenders' fees. This isn't financial advice: please speak to an independent FCA-authorised mortgage broker. Your property may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.
